3. ?The Retreat at the Raven apartments, 3606 E. Baseline, Phoenix sold to the Hudye Group for $22.6M ($118K/unit). The 192-unit complex was sold by Shahram Afshani. The complex has 23 buildings on 11.29 acres.

4. ?The Boulevard at Surprise Pointe, a 142K SF shopping complex, Waddell and Litchfield roads, Surprise, sold for $17.5M ($124/SF). Seller Karlin Real Estate, LLC, Los Angeles, and buyer CIRE, were both represented by Cassidy Turley. The 62 percent-occupied center includes a cinema complex and multiple strip mall buildings.? Sales activity in this segment is still dominated by REO and short sales. The major victim in the market downturn is the strip mall purchased or refinanced during the height of the market. Many balloons are maturing and landlords are faced with high vacancy rates and inadequate access to capital for refinancing.

21. ?A 273K SF office project adjoining the Broadway Curve, Phoenix, has been placed into foreclosure. The Sky Harbor Towers is slated for the auction block on January 15. Obstetrics and gynaecology: problems below the belt

Obstetrics and gynaecology covers the health of women?s reproductive organs and the care of women during pregnancy and childbirth. This very broad spectrum includes routine screening for diseases such as gynaecological cancers; non-surgical treatment for common complaints such as period problems and fibroids; and complex surgical procedures such as hysterectomies.

Monthly period problems

A normal menstrual cycle is usually 21-35 days long, with bleeding for around five days and 25-80ml of blood loss. Period problems fall into three areas: absent periods (amenorrhea ? classed as primary, when periods don?t start by the age of 16; and secondary, when periods stop for three months or more); painful periods (dysmenorrhoea, when the pain limits activities or needs medication); and heavy periods (menorrhagia, when more than 80ml of blood is lost or periods last longer than a week).

What causes it?
Primary amenorrhea can be caused by developmental problems or failure of the ovary to receive or maintain eggs. Secondary amenorrhea can be due to hormonal disturbances, premature menopause, intra-uterine scarring formation, excessive exercise, anorexia, severe stress, thyroid dysfunction or as a side effect of certain drugs. Dysmenorrhoea is common and is caused by contractions of the uterus as it squeezes the uterine lining (blood) out through the vagina. Menorrhagia has no underlying cause in 40-60% of cases, but can sometimes be a side effect of cervical polyps, fibroids, pelvic inflammatory disease or hormonal imbalance.

Treatment
For amenorrhea, treatment may be deemed unnecessary, unless the patient is trying to conceive. For menorrhagia, treatment may involve drug or hormone therapy to reduce menstrual blood flow.

Fibroids

These are non-cancerous growths in the uterus. It?s thought that 30-40% of women in the UK will have fibroids during their lifetime. They are most common in women in their 30s and 40s, particularly in overweight and Afro-Caribbean women. Fibroids are made up of muscle and fibrous tissue range from the size of a pea to a melon, although they often go undetected.

What causes them?
Fibroids swell when oestrogen levels are high ? for example, during pregnancy ? and shrink when oestrogen levels are low, such as after the menopause. However, the exact cause of fibroids is unknown. Many sufferers have no symptoms, but they can cause heavy periods and lead to anaemia. If fibroids grow large, they can press against the bladder, leading to an increased need to urinate.

Treatment
Most fibroids do not require treatment and will simply be monitored by ultrasound. If necessary, they can be surgically removed. Small ones can be removed by keyhole surgery or through the vagina. Larger fibroids require open surgery and, in severe cases, hysterectomy. There are also new surgical techniques that can help. Uterine artery embolisation involves injecting a chemical into the artery feeding the fibroid to block blood flow, reducing the size of the fibroid by up to 60%. Magnetic resonance imaging (MRI) technology can also be used to locate and treat fibroids.

Endometriosis

This affects two million women in the UK and occurs when the lining of the uterus grows into other parts of the body. Blood can?t be expelled during a period, causing pain, inflammation and scar tissue, which can lead to infertility. It commonly occurs on the ovaries, fallopian tubes and outer womb. Symptoms include painful, heavy or irregular periods, pain during
or after sex, bowel problems and fatigue.

What causes it?
The exact cause of this condition is not fully known, although theories relate it to genetic disposition, environmental toxins and cell mutations.

Treatment
As there?s no cure, the aim is to reduce the severity of symptoms and improve quality of life. Medication can relieve pain, slow cell growth and preserve fertility.

Pcos

Around one in 10 women have polycystic ovary syndrome (PCOS). It is characterised by tiny cysts on the ovaries; the ovaries producing higher levels of male hormones (leading to excessive body hair, thinning of scalp hair and acne); and not ovulating each month (causing irregular or absent periods and fertility issues).

What causes it?
The causes are unclear but it?s widely believed that increased insulin production is a main contributing factor. This condition is also associated with obesity.

Treatment
As the cause is not understood, the focus is on managing symptoms and preventing complications such as high blood pressure and diabetes. Losing weight helps to lower insulin levels and improve fertility, while medication or topical treatments can help to control acne and excessive hair growth.

Pelvic inflammatory disease

This is a bacterial infection of the womb, fallopian tubes and/or ovaries. Symptoms include pain in the pelvis and lower abdomen, discharge, fever and heavy, painful periods ? but often there are no symptoms at all.

What causes it?
PID is caused by an infection that travels up from the vagina ? most commonly chlamydia and gonorrhoea.

Treatment
If diagnosed early, a two-week course of combined antibiotics usually clears the infection. Sexual partners should also be treated in order to stop reinfection.

Pre-eclampsia

This condition usually occurs during the second half of pregnancy (from around 20 weeks) or immediately following birth. Women develop high blood pressure, fluid retention and protein in the urine. Symptoms include sudden swelling of the face, hands, feet and ankles, rapid weight gain, blurred vision or seeing flashing lights, abdominal pain and severe headaches.

What causes it?
Current theories suggest that insufficient blood flow to the uterus, causing the placenta to not develop properly, and hormonal imbalance are to blame. It is more common in first-time pregnancies; in those with high blood pressure, diabetes or polycystic ovary syndrome; and in women either under the age of 18 or over 40.

Treatment
In mild cases, women are advised to take bed rest and have regular check-ups. If the condition worsens and the mother and/or baby is at risk, the baby must be delivered.

The disease

Cervical cancer is one of the most common cancers that affect a woman?s reproductive organs. Strains of the human papillomavirus (HPV), a sexually transmitted infection, play a role in causing most cases. HPV is a commonly occuring virus and because most women with HPV never develop cervical cancer, other risk factors, such as your genetics, environment and lifestyle choices, also determine whether or not you will develop the disease.

Endometrial cancer (cancer of the uterus) is often found during its earliest, most treatable stage because it frequently causes vaginal bleeding between menstrual periods or after the menopause. It is caused when cancerous cells start to develop in the lining of a woman?s uterus (the endometrium). There are three types of ovarian tumours, named according to where they form in the ovary. Epithelial tumours develop in the thin layer of tissue covering the ovaries. Germ cell tumours occur in the egg-producing cells. And stromal tumours develop within the oestrogen- and progesterone-producing tissue that holds the ovary together.

Treatment
Early cervical cancers can be treated with surgery. If the tumour is microscopic, it may be removed with a biopsy. Larger tumours of up to 4cm and confined to the cervix will usually be treated with a radical hysterectomy ? an operation to remove the uterus and the tissue to the side of it (parametrium). Larger tumours are treated with a mixture of chemotherapy and radiotherapy.

Is your business ready to franchise? | The MegaDox MegaBlog

For many business owners, franchising can appear to be an ideal form of business expansion. Franchisees are responsible for the entire investment in opening locations and due to that investment, are highly-motivated to perform well. That allows franchisors to grow and experience brand awareness a lot faster than they otherwise might.

But not all businesses are cut out to franchise. ?If you?re considering franchising, one of the most important questions to ask is simply, ?Am I ready??

Here are six basic questions you need to answer to help you decide if your business has what it takes.

1. Is it working? In order to franchise a business, the business model must first be proven. You will need to show you have got a successful operating prototype. ?There?s no law requiring that a franchisor demonstrate competence, but there are a certain number of practical considerations.

2. Can you sell it? In order to be franchisable, the business model needs to be attractive to potential franchisees. While it is difficult to quantify ?salability,? factors such as credibility, uniqueness, and brand ?sizzle? all contribute.

3. Can you clone it? The key to success in franchising is making sure that your system is easy to replicate. If the concept only works because of a unique location, a superstar salesperson, or because an owner is working 80-hour weeks, it is going to be difficult to repeat the magic. Ideally, a franchise concept should be relatively simple to operate and should be able to work in a variety of markets. Of course, potential franchisees can certainly bring some special skills or qualifications to the table, but that shouldn?t necessarily be counted on.

4. Can you provide the franchisee with an adequate return? A franchisee who is an owner-operator will expect to get a return, both for the time that they spend in the business as well as their investment in the franchise.

5. Are you committed to providing value? The franchise business is largely about maintaining relationships. The most successful franchisors are typically those that are the most committed to making sure that their franchisees are successful. Creating state-of-the-art training programs, providing innovative marketing and product development, and ultimately staffing your organization so that you can provide frequent franchisee interaction, is a must.

6. Do you have the capital? While franchising is a low-cost means of expansion, it is not a ?no cost? strategy. A new franchisor will need capital to develop legal documents, manuals, training programs and marketing materials, not to mention a marketing budget for franchise lead generation.

Keep in mind, even the best plans will result in failure if the underlying business is not ready for prime time. If you?re considering franchising, take a step back? and ask yourself, ?Am I ready??

Los Angeles? art and culinary worlds unite to celebrate the second anniversary of the online art magazine East of Borneo with an outdoor evening of high-quality food and fundraising. EATS of Borneo will feature Pulitzer Prize-winning food critic Jonathan Gold, Top Chef Masters judge Krista Simmons, and a special lineup of invited chefs?artists, writers, and local museum curators?presenting their best homemade dishes at Culver City art gallery Blum and Poe. Our kids are always asking for a pet. There are two things they want. A dog, and a pet mouse. Although we have told them that one day we can get a dog, I have made it very very VERY clear that we will not EVER be getting a mouse. Call me unreasonable or even a bad mom, but unless pigs fly, there will never be an exception to this rule. No mice.?

I can't even hear the word mouse without thinking about the first and only time we have had a mouse in our house. At least the only time I have known about it. :)

I was nine months pregnant with our second child, and found myself getting up three of four times every night to go to the bathroom and get something to drink. I had lost all my mobility, I couldn't bend, sit, walk, or even move without major effort. One night I headed to the kitchen for a drink. I wanted lemon lime gatorade. I opened the fridge door and sensed movement out of the corner of my eye. I looked over just in time to see a mouse scurry into a cupboard by the sink. I wish I had my reaction on film. I would have won American's Funniest Home Videos for sure. Nine months preggo and somehow, I managed to leap across the kitchen and throw my body up on top of the kitchen table like an olympic athlete. I sat on the table for the next hour, trying to holler at my husband without waking our son up. He never heard me. I finally had the guts to get down and run-waddle back to the bedroom.?

We had a mouse trap set up the next day and within 48 hours had the mouse caught. ?My mom was kind enough to take it to the trash. I was not about to touch the thing.?

Rodents and pests in our house creep me out. When I was a kid I always wanted my dad or mom to kill the spiders or get the bugs. Now with kids, I have had to toughen up. When my husband is home, he comes to the rescue, but when he is gone and a child hollers that there is a spider, I am the one who has to come to the rescue. Although I am trying to train our son to take my place.

What would they ask, what would you tell them. Easy as that. Write it down.

Eventually, when you have lots of information on your site you will want to dress it up a bit. Find some compelling pictures to accompany your information. If it is funny or cute all the better. Give people a bit of a laugh if you can. This will get them in a better mood and make them more receptive to your information.

To get your website read on the internet it needs to have a good ranking in the search engines. The largest search engines are Google, Bing and Yahoo. Each will rank your site with the terms that you use in your writing. Using terms that have high search volume and low competition will help you to rank. Additional Kepler data now available to all planet hunters

ScienceDaily (Oct. 29, 2012) ? The Space Telescope Science Institute in Baltimore, Md., is releasing 12 additional months worth of planet-searching data meticulously collected by one of the most prolific planet-hunting endeavors ever conceived, NASA's Kepler Mission.

As of Oct. 28, 2012, every observation from the extrasolar planet survey made by Kepler since its launch in 2009 through June 27, 2012, is available to scientists and the public. This treasure-trove contains more than 16 terabytes of data and is housed at the Barbara A. Mikulski Archive for Space Telescopes, or MAST, at the Space Telescope Science Institute. MAST is a huge data archive containing astronomical observations from 16 NASA space astronomy missions, including the Hubble Space Telescope. It is named in honor of Maryland U.S. Senator Barbara A. Mikulski.

Over the past three years the Kepler science team has discovered 77 confirmed planets and 2,321 planet candidates. All of Kepler's upcoming observations will be no longer exclusive to the Kepler science team, its guest observers, and its asteroseismology consortium members and will be available immediately to the public.

The objects already discovered may only be the tip of the iceberg. The data store contains clues to the existence of as yet undiscovered planets and a record of stellar behavior of stars near the Sun.

Since its launch, the Kepler spacecraft has stared almost nonstop at more than 150,000 stars in the direction of the summer constellations Cygnus and Lyra. The Kepler mission is operated by NASA's Ames Research Center in Mountain View, Calif.

The spacecraft simultaneously measures the variations in brightness of the stars every 30 minutes, searching for periodic dips in a star's brightness that occur when an orbiting planet crosses in front of it and partially blocks the light from its parent star.

These fluctuations are tiny compared with the brightness of the star. For an Earth-size planet transiting a solar-type star, the change in brightness is less than 1/100 of 1 percent. This event is similar to the amount of dimming if a flea were to crawl across a car's headlight viewed from several miles away.

These brightness variations are available in the Kepler inventory. Finding planets requires stellar detective work by repeatedly measuring variations in the brightness of target stars.

In addition to yielding evidence for planets circling some of the target stars, the Kepler data also reveal information about the behavior of many of the other stars being monitored. Kepler astronomers have discovered star spots, flaring stars, double-star systems, and "heartbeat" stars, a class of eccentric binary systems undergoing dynamic tidal distortions and tidally induced pulsations.

There is far more data in the Kepler archives than astronomers have time to analyze quickly. Avid volunteer astronomers are invited to make Kepler discoveries by perusing the archive through a website called "Planet Hunters," (http://www.planethunters.org/). A tutorial informs citizen scientists how to analyze the Kepler data, so they may assist with the research. Visitors to the website cannot actually see individual planets. Instead, they look for the effects of planets as they sweep across the face of their parent stars. Volunteer scientists have analyzed over 14 million observations so far. Just last week citizen scientists announced the discovery of the first planet to be found in a quadruple-star system.

Pampered pooches show off their Halloween style | pooches, event ...

With dogs dressed as spiders, lady bugs and cows, a pet fundraising event in Black Forest Sunday was the perfect chance for dog owners to show off their spoiled and costumed pooches.

?I just couldn?t help getting them dressed up,? Sherry Brand said of her rat terrier mixes Susie and Kimmie, dressed as a hot dog and a bumblebee. Each year they each get a new costume and winter coat, she said.

?People think I?m nuts, but that?s OK,? she said.

Susie, Kimmie and about 30 other dogs spent their Sunday afternoon at the Double D Ranch in Black Forest for the first annual Howl?ween Party organized by the Mutts Welcome Meetup group. The event, which included a costume parade, agility contest and lots of dog treats, was a fundraiser for Colorado Springs Together nonprofit organization.

?We wanted a way to celebrate the season by having fun with our dogs and also have a good cause,? said Kyle Davidson, owner of the Phur Seasons Pet Spa, which also helped sponsor the event.

This wasn?t a professional dog show. Mostly the dogs roamed wild, feeling free to sniff each other or wander through the costume contest when it wasn?t their turn. There were a couple of growls, and more than one pooch tried to shake off his costume.

Joshua and Kristy Oliver saw constant costume malfunctions when their pugs Lucky and Daily refused to wear the hoods to their chicken and pig costumes.

?When they aren?t wearing hoods, they love to be dressed up,? Joshua Oliver said. They usually wear sweaters in the winter and when the weather gets warmer, they switch over to their summer wardrobe, he said.

Summer wardrobe?

??They have sun dresses,? he explained. ?And tank tops.?

The winner of the costume contest was Sam, short for Samantha ?dressed as a cow with a fluffy wagging tail. She?s a 5-year-old Pomeranian who was rescued from a puppy mill, said her owner Sarah Larrabee. She said it took the dog about two years to truly be comfortable around her family and she?s still often shy around others.

Larrabee was excited about the win, but said she normally doesn?t dress the dog up.

?Maybe I will now,? she joked.

Children who are homeless or move frequently have chronically lower math and reading skills than other low-income students who don't move as much.

That's the finding of a new longitudinal study on children's risk and resilience conducted through a university-community partnership by researchers at the University of Minnesota, the Minneapolis Public Schools, the University of Pennsylvania, the University of Iowa, and Hong Kong Sue Yan University. The study appears in the journal Child Development.

About one million American school children are homeless each year, and many more are thought to move frequently. This study looked at more than 26,000 students in the Minneapolis Public Schools, a large, urban district, to examine whether homelessness and frequent moving over a six-year period are related to learning, beyond the risk of poverty.

The researchers found that students who were homeless at some point during the six-year study or moved a lot (making three or more moves in a year) had persistently lower levels of reading and math achievement in elementary and middle school compared to other low-income students and their more advantaged peers. These achievement gaps either stayed the same or worsened as students approached high school, even when the researchers took into account other factors. Students also made slower gains in math achievement during the years they were homeless or highly mobile compared to years when they were not homeless or didn't move as often.

Even though children who were homeless or highly mobile showed low achievement as a group, there was striking variation in the achievement of individual children, with 45 percent scoring within the average range or better on these skills. This finding suggests that many children who are homeless or move frequently nonetheless show academic resilience.

"Understanding their successes may offer clues for strategies to address achievement problems in their peers," suggests J.J. Cutuli, a researcher at the University of Pennsylvania and the study's lead author. "Alleviating problems for these students requires simultaneously addressing short-term risks tied to homelessness or moving frequently and long-term risks associated with chronic poverty and disadvantage. One starting point may be understanding the protective influences that keep many of these children on track academically."

The researchers used administrative data (such as test scores, attendance, and eligibility for free and reduced-price meals and special services) on all 3rd through 8th graders in the district, comparing students identified as homeless or highly mobile to other students receiving free meals, students receiving reduced-price meals, and students who did not participate in the federal meal program. Achievement was gauged by looking at reading and math achievement scores on annual standardized tests.

VeganMoFo Day 29: | Meet the Wikos

It was a busy day yesterday, and I was suffering from a severe case of combined MoFo-Monday mania. After cooking and cleaning and taking photos, I jumped in the shower to relax then sat down to write up my daily MoFo post, only to realise that I?d forgotten to take a dress photo! Frankly, I?m kind of impressed that it took me 29 days to forget. But these things are better late than never, so I grabbed?a couple of photos first thing this morning- a process that the dogs were thoroughly confused and then excited by.

Pants was particularly keen to be involved- unfortunately, her morning face might even be?less photogenic than mine.

Notice her filthy paws- someone recently discovered that basil is delicious, and helped herself to our newly-planted herbs. It seems that a bit more dog-proofing of the veggie garden is in order!

Anyway, this dress made its first appearance in the pages of Vegan Pie in the Sky, but I figured it deserved a look-in here, too. Because of the long yellow flower print on the dress (a bit hard to see in the photos- it was bright outside this morning!), I had planned on stuffing some zucchini flowers. I?d never tried it before, but had always wanted to. MoFo would be the perfect excuse! I had some macadamia ricotta left over from my ravioli in the freezer and everything. But alas, it was not to be. We searched high and low at the markets for zucchini flowers, and came up with nothing.

I decided to throw together a simple pasta dish with the ingredients I had, instead.

Let?s just call it ?deconstructed?. This was loosely based on a memory of a recipe I made a few times back when I was just vegetarian, possibly from one of my mum?s Donna Hay cookbooks. Shell pasta, tossed with macadamia ricotta, sauteed zucchini,?tarragon, lemon and a healthy dose of black pepper. After the pasta had cooked, it was only five minutes to having dinner on the table. Perfect for a busy day!

Of course, having Miyoko?s macadamia ricotta (from Artisan Vegan Cheese) in the freezer was a huge help. I wasn?t sure how well this would defrost, but it was fine- it looked a little less fluffy than it originally had, but the taste might have even been better than before.

I mentioned the lightness of this ricotta last time, but it bears repeating here. I love tofu ricotta, but it would be too heavy for this kind of dish. The macadamia ricotta is perfectly light and clean-tasting, and makes for a great spring dish that lets the other flavours shine through. I really enjoyed this meal (probably especially because it?s so quick!), so I?ll definitely be filling my freezer with more of Miyoko?s ricotta cheeses in preparation.

Ingredients

  • 200g large shell pasta
  • 1 teaspoon olive oil
  • 1 zucchini, cut into 1cm thick half-moons
  • 1 cup vegan ricotta cheese (macadamia ricotta from Artisan Vegan Cheese is highly recommented)
  • 2 teaspoons chopped fresh tarragon
  • 2 teaspoons lemon zest
  • 2 tablespoons white wine or reserved pasta cooking water
  • 3 tablespoons lemon juice
  • Pinch salt
  • Fresh black pepper to taste
  • Cook time: 15 minutes
  • Servings: 4
  • Difficulty: easy

Directions

  1. Cook the pasta according to packet directions. In the meantime, saute the zucchini in oil until browned on both sides.
  2. Drain the pasta and return to the pot. Add the zucchini.?Gently toss with ricotta, tarragon, lemon zest, wine (or reserved pasta water). Stir through 2 tablespoons of lemon juice, adding another tablespoon to taste if necessary.
  3. Season with salt and pepper, and serve!
